There are often two sales that need to occur before you can sell your Big Bear property. The first sale does not occur with the buyer. Rather, it starts with the real estate agents who are working with the buyers in the area. If the real estate agents in your area are not sold on the property you are trying to sell, then chances are you will have a hard time getting the property sold.
One of the many benefits of the MLS cooperation is the ability for all the agents to share information on the properties they are trying to sell. With over 300 agents in the Big Bear MLS, there is a strong sales force helping each other sell the properties in our area. But, with more than 1,600 properties currently on the market in Big Bear, you only have a short period of time to make a first impression on the agents. If a lot of the agents are not sold on your property, how hard do you think they are going to work to sell it?
One of the best ways to sell the agents in your area is by pricing the property correctly from the start. Similar to the saying in Kevin Costner’s The Field of Dreams, “If you build it, they will come,” if you price a property correctly, they (agent showings, buyers, & offers) will come. There is not any way around that.
Another added benefit to an agent pricing the property correctly is that the other agents in the area will start to notice. When an agent gets a reputation of pricing properties correctly, as soon as they put a new listing on the market, there is already be a built in impression that the property is priced correctly. This makes the job of selling the other real estate agents that much easier.
I am a firm believer that the listing agent’s job is not to sell your property, it is to get the property sold. There is a difference between the two. If they happen to be the one that sells it as well, great. But that only happens a small amount of the time. How the listing agent goes about getting your property sold is up to them, but selling the other real estate agents in the area on the property’s price, features, and benefits should be one of the top items in their marketing plan.
