Home sales in Big Bear for January 2009 (47) were up 37% as compared to January 2008 (30), and 13% compared to December 2008 (41). January is normally one of the 4 slowest months of the year for sales so this is pretty good news all things considered. 25, or 59%, of the 47 home sales in Big Bear,  were either bank owned or short sales.  This is up from 44% of the total sales last month.  I suspect this number will continue to rise this year. Big Bear Home Sales – December 2008

Home sales in Big Bear for December 2008 (41 total) dropped 26% as compared to December 2007, and fell 18% from the November 2008 home sales number of 50. Typically, November & December are the best two months of the year for closings/sales, but this year they ranked 5th & 3rd respectively as the slowest months for sales in 2008. Home sales in Big Bear for November 2008 (50 total) dropped 25% as compared to the same month last year, and fell 32% from the October 2008 home sales number of 73. This is a pretty big drop in sales activity, which is most likely a result of all the negative economic news over the past 60+ days.  Typically, November & December are the best two months of the year for closings. Home sales in Big Bear increased 28% in October 2008 as compared to the same month last year, but fell 11% from the September 2008 home sales number of 82. Though it is down, it was still the second best month for homes sales in Big Bear this year. The median price for the homes sold was $255,000, up 12% from Sept. 2008 but down 18% from Oct. 2007.
