Big Bear City consists of numerous neighborhoods including; Tanglewood Trails, Valley View, Shay Meadow, Pinewood Estates, North Shore East – Peter Pan, Maple Ridge, Gold Mountain, Forest Spring, Bear Loop, Wildhorse Estates, Hamilton Ranch, Meadowbrook Estates, Whispering Forest, Lake Williams, Erwin Lake and Baldwin Lake. As an unincorporated area of San Bernardino County, Big Bear City comprises 31.95 square miles.
Big Bear City is home to an airport (L35), KBHR Radio, the Big Bear City Fire Department, an Animal Hospital, Community Market and several good restaurants.
The main part of Big Bear City receives services from the Community Services District. Most residents receive natural gas, water, garbage pickup (including recycling), sewers and limited mail delivery.
Median home prices in this area average $156,000. According to Neighborhood Scout, property values have increased by 87% since 1990. Single family homes are the most common type of property. Nineteen percent of homes in this area were built between 1940 and 1969. Some of these early homes are beautiful, but need to be checked for wiring and insulation.
